Terms and Conditions

Credit Card Policy:

Credit Card details in the name of the registered guest are required to confirm your booking. While we accept Debit Cards, we require bond pre-authorisation at time of check-in if no Credit Card is available to have on file as security. The bond will be released when the room is checked and found acceptable after you have departed. Please note that a credit card surcharge of 3% applies to all payments made with an American Express or Diners card.

Payment Policy:

FOR ALL BOOKINGS: A non-refundable deposit of 1-night's accommodation is due at time of reservation.

·      For bookings in January, February, July and August, as well as Easter and International Marathon weekends full payment for accommodation charges will be made to the supplied credit card 21 days prior to arrival. 

·      For all other booking dates, full payment for accommodation charges will be made to the supplied credit card 7 days prior to arrival. 

·      Special policies apply to New Years' bookings. Please contact us via emails for any bookings over this time.

Please ensure funds are available for payment. In peak/high demand seasons, if payment is declined and we are unable to contact you, we reserve our right to cancel the booking contract.

Cancellation Policy: Once you make a reservation with us, rooms are held for your exclusive occupation in our reservation system.  Due to the nature of our business, cancellations affect us significantly. Cancellations or amendments made prior to the payment due date will incur no charges, other than the non-refundable deposit.  Any changes made after this time, or a No-Show, will result in FULL accommodation costs being charged. We recommend all guests have an up-to-date travel insurance in case of unforeseen circumstances. Any exceptions to the policy are dependent on the discretion of management and the possibility of the unit being resold. 

Minimum Stay Policy:

·      3-night minimum stay is required from December 24-27, and December 31-January 3.

·      2-night minimum stay is required from December 27-31, January 3-7, and over Chinese New Year.

Servicing: Please note that you have booked an Unserviced Apartment.  Daily Housekeeping is an optional extra.  Please see our Terms and Conditions on our website for further information.

Maximum Occupancy: The total number of adults, children/infants to occupy the apartment must be stated at the time of booking and cannot exceed the allowed number of guests. 

Child Policy: Any children under the age of 3 years stay free of charge, but must be included in the maximum number of guests allowed in the unit. Maximum number of infant cots per apartment is ONE. Portacots and Highchairs are available for hire, and must be requested in advance. Any children over the age of 3 years are charged an adult rate.  

Check-In is available from 2pm to 6pm on the day of arrival.  Please contact us for instructions prior to arrival if you are arriving outside of these hours.

Check-Out is by 10am on the day of departure.  Late check-outs are by prior arrangement only.

Noise policy: Management operates a ZERO TOLERANCE policy for guests affecting other guests with noise or rowdy behavour.  Hen/Stag parties or group parties are not allowed in the apartments.  The registered guest is responsible for the behaviour of all persons/visitors whilst on the property.

Age: We do not accept bookings directly from guests 21 years and under.

Parking: Each apartment booked has a parking space for one car.  We offer a free booking service at Reception for all your activities/tours.  If you have any further queries prior to arrival please do not hesitate to contact us.

Responsible guest: The registered guest is responsible for the behaviour of all persons/visitors whilst on the property.

Smoking Policy: All apartments are STRICTLY NON SMOKING but we do provide ashtrays outside each apartment.

Extra Charges:  A minimum of $50 Extra Cleaning Charge applies if the apartment is left in an unacceptable condition.  Extra charges also apply if furniture/beds are moved around in the apartments or any damage to the apartment and/or chattels/furniture.
